The 2026 Roofing Estimate Template (And What to Include)
Most roofing estimates are spreadsheets pretending to be sales documents. The roofer who wins isn't always the cheapest — they're the one whose estimate is easiest to say "yes" to. Here's what a 2026 estimate should look like.
Required Sections (In Order)
- Cover page with your branding — company logo, license number, customer name and address. First impressions matter.
- One-paragraph project summary — written in plain English. "Tear off existing 2-layer shingle roof, install GAF Timberline HDZ in [color] with synthetic underlayment, ice and water shield, new drip edge, and pipe boots."
- Photos of the roof — at least 4 angles. Use satellite imagery or drone photos. This is the single biggest credibility builder.
- Measurement table — squares, pitch, facets, ridge length, valley length, eaves, rakes. The homeowner doesn't read these numbers; the next contractor they call does.
- Material breakdown — name brand the major items (shingle, underlayment, ice & water). Generic on the small stuff.
- Total price + 2-3 options — Good / Better / Best with $1500-3000 spread.
- Warranty section — manufacturer + your workmanship warranty.
- Signature line + payment terms — make it one click to accept.
What to Leave Out
- Detailed labor hours — homeowners don't care, and it gives competitors a roadmap.
- Itemized profit margins — never.
- 20-page legal boilerplate — homeowners abandon. Save the long contract for after signature.
- Hand-written line items — looks unprofessional.
The Good/Better/Best Pricing Trick
Always show three options. Homeowners pick the middle 70% of the time. Make sure your middle option is the one you actually want to sell.
- Good: Architectural shingle, standard warranty, no upgrades — $X
- Better: Architectural shingle, upgraded underlayment, extended warranty — $X + $1,500
- Best: Premium designer shingle, full system warranty, ridge vent upgrade — $X + $3,500
Send It as a Branded PDF, Not a Word Doc
A polished branded PDF closes at 2-3x the rate of a Word document. RidgeIQ generates this automatically from any measurement — your logo, your pricing rules, your warranty terms, your colors. One click from the lead view.
Follow-Up Cadence
Send the estimate same-day. Follow up at 48 hours, 5 days, and 14 days. Most signed contracts come from the second or third touch, not the first.
